Association Assessments

Association fees are collected from each owner to meet the expenses set forth in your association’s budget. A copy of your budget is located in the Document section of the website. A copy of the community financials are posted every month on the website.

Budgeted expenses typically include common area landscape maintenance, repair and maintenance of pools, utilities, capital improvements desired by the Association, and services to the owners, such as trash collection.

Payments by check should be mailed payable to the HOA to P.O. Box 1399, Commerce, GA 30529

If you have an emergency that threatens life or property, please call our office. You will be directed to press 1 to redirect your call to an on-call Association Manager. If necessary, leave a message. Someone will return your call.

The Neighborhood

Yes is the answer for almost every community. Each community’s governing documents define the standards for the community and the procedures for architectural changes. Check your documents, but if you are still not sure, please call your Association Manager.

The Association’s insurance includes property and casualty policies for all common area property and equipment. (In condominium associations this often includes the entire structure of the building.) It also includes Liability and Directors & Officers policies that covers Board Member volunteers working on behalf of the Association.

If you have an issue with a neighbor, the best approach is to talk to them about it in a friendly manner. People respond much better to being asked a favor than they do if they feel a neighbor told on them to the management company.

If that does not resolve the issue, please reach out to your manager. If the issue is a violation of the governing documents, the manager will reach out to the neighbor. Anonymous complaints will not be considered.

Main Street Management pays the association’s bills, invoices and collects the association dues, maintains a database of qualified vendors, visits the community and report compliance issues, provides a community website, and distributes community notices. All decisions for the community are made by the Board.

Homeowners Associations are a cooperative of people who have, by purchasing a home in a given community, agreed to live together by the same set of standards and contribute to the well-being of their neighborhood. They have agreed to contribute funds to a corporation (their dues) to maintain and improve the things they share, like amenities and landscaping, and they have agreed to live by the same set of standards and rules in order to maintain harmony and property values.

Unlike most corporations, an HOA is run by a group of elected volunteers who have jobs and families, which would not allow them to take on all of the tasks required to run a corporation. The management company is hired to perform the business and accounting tasks on behalf of the Board. We pay the bills, collect the dues, send enforcement notices, manage communications, maintain community documents and files, provide a proven vendor database, and offer guidance based on years of experience and continuing education on today’s industry and legal issues.
